2: 10-14 CAP, Pre-1978 Construction (avoid lead based paint)

3: Poorly managed, high expenses, a sloppy operation

4: Priced $3-10M

5: Preferably Mom and Pop owned or bank-owned

6: Discounted 20%-40% minimum or actual REOs, which is our lowest preference

7: Prefer to buy direct from owner or the bank, no listed properties, no listings agents

8: Must provide ACTUAL financials: PROFORMAS are NOT acceptable.
