<description><![CDATA[We are hiring experienced bilingual assistant manager/leasing for our apartment community in Arlington and Fort Worth, Texas. This posting is ideal for individuals who have a desire to grow within the property management business.<br>
<br>
Major responsibilities, includes but not limited to:<br>
·	Maintains all residents files, ensuring completeness and accuracy of all paperwork and documentation <br>
·	Creating sales and marketing plans to increase property traffic, maintain closing ratios and increase overall occupancy percentages <br>
·	Show apartments to perspective residents<br>
·	Receives, collects and inputs all rent and cash receipts into appropriate income accounts in accordance with company standards and procedures <br>
·	Ensures the timely collections of all rent receipts as well as preparing legal and formal notices such as late rent, 3-day notice to vacate and evictions to minimize rental delinquency<br>
·	Initiates all necessary evictions, preparing copies, and forwarding all appropriate paperwork for legal evictions, ensuring all eviction activity and legal proceedings are followed through to completion<br>
·	Assists Community Manager with all reports and statements including, Applicant Move-Ins/Outs, Rent Increases/Lease Expirations, Lease Renewals, Notice to Vacates, and other ONESITE reports as needed<br>
·	Other tasks or duties as assigned by supervisor<br>
<br>
Skills: -<br>
- Experience in property management.<br>
- Bilingual is a must (English and Spanish). <br>
- This is a full-time position and requires a work commitment of 40 hours a week that includes Saturdays and possibly some Sundays. <br>
- Onesite experience is a plus.<br>

Maintain equipment, chillers, pumps, emergency generators, air handlers, water heaters and all other associated equipment while demonstrating service excellence standards and behavioral norms. <br>

Oversee vendor repairs for efficient and correct action.<br>

Complete light plumping, electrical and HVAC repairs in an efficient and timely manner.<br>

Review property and provide input on ongoing needs of the property.  This will include regular inspections of common areas to include landscape, parking garage, all building exteriors and interior to be maintained in a first class condition.  <br>

Qualifications:<br>

High School Diploma or equivalent with additional education in one or more areas of electricity, plumbing, heating and air conditioning systems.<br>

Minimum experience of 3 years as a maintenance technician. <br>

Excellent verbal communication skills.<br>
<br>
Excellent people skills.   Interacts effectively and works productively with a wide range of people with strong customer service skills.<br>
