Marketing Associate is responsible for the performance of all activities related to apartment rentals, move-ins, and lease renewals.  Interact directly with prospective and current residents to achieve maximum occupancy.  This includes generating and handling traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in paperwork and procedures.  The Marketing Associate also assists with the company’s on-going relationship with the residents throughout their tenancy.<br>
  <br>
Responsibilities:<br>
*Renew and lease apartments using effective selling techniques to close each sale and obtain the required deposit(s).<br>
*Meet with and show the prospects the community and all of the amenities.<br>
*Conduct routine site inspections to ensure that the physical aspects of the community meet established standards regarding the market ready units, grounds, curb appeal, safety, cleanliness, and general appearance and implement or report corrective measures as necessary.<br>
*Responsible to complete customer applications, to ensure all background checks, deposits, and lease paperwork is completed in accordance with all legal requirements and company policy to guarantee a timely move-in.<br>
*Notify the new resident upon approval of the application, prepare resident move-in or renewal paperwork, ensure the new resident signs all necessary paperwork (leases, addenda, notices, etc.), and pays applicable deposits.  Prepare new residents file according to company requirements for the Community Director’s approval.  Enter data into the community database.<br>
*Implement, and may assist in developing, short and long-range marketing plans and innovative, state-of-the-art marketing strategies by using various Internet web sites for outreach marketing efforts, and creating cost-effective advertising strategies, resident referral programs, and other initiatives that generate qualified traffic.<br>
*Perform other duties as assigned or as necessary.<br>

Education and Experience:<br>
*Associate Degree/High School Diploma or equivalent; combination of education and experience required.<br>
*Minimum of two years’ experience with demonstrated sales experience is required.<br>
*Customer relationship development experience is a plus.<br>
*Preference for an understanding of lease-up developments.<br>
*A Real Estate license is a plus.<br>

Typed the Scope of Work 70 wpm <br>
The Addendums <br>
Change Orders <br>
Maintained Meticulous construction file <br>
Obatined Executions, Notoraized and returned their copy. <br>
I made sure the subs had the current set of plans and all plans needed whether they were archs, civils, landscape arch,stuctural truss, structural concrete, and amendment pages, etc. <br>
I found subcontractors when we were weak in our number to bid out. <br>
I obtained the bids, answered questions and produced 3 bids for the Owner to chose form. <br>
The blue lines were never complete not because of the architect and not because of us, it was just a fact so I helped in the coordination of getting this information to the parties with the Owners blessing. <br>
I watched costs on the change oders <br>
I entered the contract, puchase and change orders into Sage Timbline for acctg ot pay, <br>
Any invoice which came in with a problem, I solved. <br>
Subs who needed to be paid, somehow it got skipped, I tried by best to get them paid.. <br>
I maintained a 500 plus listing of contractors we had used in the 14 years and any new ones whether we used them or not they were also placed on the list and I could format so I could pull by name or by what they did. <br>
I handled travel agrangements <br>
I handled close out books on apartment projects<br>
Worked with the decorator to get her and answers and especially to maintain the fact that she had the money for the furnishing. <br>
<br>
I have been placed in the field for frame inspecions, and I also finished out there 14k sq ft house. <br>
<br>
I then went to a construction trailer to help them out. The Owner had told us in April that our company would be shutting down and he would only retain the ones who could be maintenance men and that meant carrying large quantitites in the heat. <br>
<br>
Please hire me I am a good worker and I like to stay a long time. Promise not to come in and re-do what you have going and will learn you way. <br>
<br>

The LEASING CONSULTANT is the property's sales representative whose primary duties are to greet prospects, to present professionally the features and benefits of their assigned community and properly secure lease agreements from qualified persons. A LEASING CONSULTANT is very service oriented and strives to make current residents feel welcome and comfortable in their community. The LEASING CONSULTANT will contact a person of authority should any situation warrant an action or decision not included in his or her duties and responsibilities.<br>

QUALIFICATIONS<br>
<br>
Must be highly motivated, detail-oriented and be a self starter. Position requires good leasing and closing skills. Knowledge of Real Page Onesite is a MUST.  <br>
<br>
<br>
ADMINISTRATION<br>
<br>
Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. Types miscellaneous resident communication as needed.<br>
<br>
Completes all lease paperwork including related addenda and accepts rents and deposits.<br>
<br>
Completes Guest Card information form on all prospects, sends thank-you notes and performs follow-up.<br>
<br>
Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. <br>
<br>
Inspects move-outs and vacancies.<br>
<br>
Inventories office supplies on periodic basis. Reports needs to Property Manager.<br>
<br>
Organizes and files appropriate reports, leases and paperwork.<br>
<br>
Attends company meetings when requested.<br>
<br>
Assists Property Manager and Assistant Manager in preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc.<br>
<br>
Performs any additional duties assigned by Assistant Manager, Property Manager or District Manager.<br>

MARKETING AND LEASING<br>
<br>
Maintains a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents and residents meet.<br>
<br>
Inspects models and "market ready" vacancies daily to ensure cleanliness.<br>
<br>
Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, irate resident, service request, etc. Transfers calls to Assistant Manager or Property Manager when appropriate.<br>
<br>
Greets prospective residents, qualifies, determines needs and preferences, and professionally presents community and specific apartments while communicating features and benefits.<br>
<br>
Maintains awareness of local market conditions and trends. <br>
<br>
Contributes ideas to the Property Manager for marketing property and for improving resident satisfaction. <br>
<br>
Must be able to apply principals of logical thinking to a variety of practical<br>
<br>
situations and accurately follow standardized procedures that may occasionally call for minor<br>
<br>
deviations. Needs to think rationally beyond a specific set of instructions.<br>

An african farmer heard stories of farmers finding diamonds on their farms. This farmer was very excited about finding diamonds himself and he sold his farm and spent the rest of his life traveling through Africa in search of diamonds unsuccessfully. Finally in a fit of despondency and broke he threw himself into a river and drowned. Meanwhile back at the ranch the man who bought his farm found a large unusual stone in a stream that ran through his property. The stoned turned out to be a great diamond of enormous value. <br>
<br>
He then discovered the farm was covered with them. It was to become the world’s richest diamond mines. The first farmer owned literally acres of diamonds. He sold them for practically  nothing in order to look for them someplace else. If he would only take the time to study and prepare himself. To learn what diamonds look like in their rough state. If he explored the land he owned he would have found millions of diamonds on his own property.<br>

The thing about this story is that each of us at this moment is standing in the middle of his own acre of diamonds. If we only had the wisdom and patience to intelligently and effectively explore the ground that which we now stand, the work we are now engaged, we usually find that it contains the riches we seek. <br>

Whether it be financial or intangible or both. Before we go running off to  what we think are greener pastures, let’s make sure our own is green or greener. You see while we are looking at other pastures other people are looking at ours. Someone has said the other pastures looks greener, maybe it is getting better care. There is nothing more pitiful is the person wasting his life running from one thing to another looking for the pot of gold at the end of the rainbow and never staying long enough to find it. No matter what your goal maybe perhaps the road to it can be found in the very thing you are engaged.<br>
