<description><![CDATA[Seeking a Team oriented Manager with at least 5 years of experience to manage a large apartment complex. <br>
Duties and Responsibilities: <br>
<br>
A. Responsible for all operations of the property, including general administration and maintenance of the overall physical condition. <br>
-	Train new staff<br>
-	Be responsible for work performed by others in the team:<br>
o	Maintenance staff<br>
&#61607;	Check preventive maintenance program on a regular basis.<br>
o	Marketing personnel <br>
o	Clerical personnel <br>
o	 Reception <br>
-	Responsible for payroll cycle<br>
-	Maintain petty cash: keeping track of expenses and all receipts<br>
-	Daily / Weekly / Monthly reports<br>
-	Monthly apartment status<br>
-	Lease expiration report<br>
-	Market Survey<br>
-	Month end closeout <br>
-	Variance Report and owners letter<br>
-	Handle Resident complaints professionally and effectively <br>
Hours: <br>
-	40 Hour work week<br>
-	Manger will be exempt from all overtime associated with regular performance of duties<br>
-	Work Schedule will be set by property owner<br>
-	Manager should be available after hours to respond to emergencies (as required)<br>
-	Keeping owner informed of all issues involving the property<br>

Agreements<br>
<br>
-	Review and approve rental applications and rental agreements<br>
-	Sign all leases addendums and related forms<br>
<br>
Tenants<br>
-	Conduct move-in orientations<br>
-	Oversee preparation and distribution of monthly newsletter<br>
-	Oversee delinquent accounts<br>
-	Supervise all outside contractors<br>
-	Report accidents and emergency situations to owner in a timely fashion <br>
-	Supervise all details of move-ins and move-outs, specifically concentrating on preparation of paperwork and make-ready condition of units<br>
Marketing<br>
-	Oversee Marketing personnel <br>
-	Review market survey and shop comparables regularly <br>
-	Report marketing information to owner<br>
-	Preparation and distribution of monthly newsletter<br>
<br>
Property <br>
-	Continually inspect the property and improvements, recording any deficiencies and taking the necessary action to remedy<br>
-	Ensure that all maintenance requests are handled in a timely manner <br>
-	Inform residents immediately of any work order delays due to part orders<br>
<br>
Budget Guidelines <br>
-	Adhere to budget guidelines for purchasing of services or supplies for the property. <br>
<br>
-	Ensure that entire staff is familiar with budget guidelines for spending, and that all team members are working together to cut costs and stay within budget. Notify owner of any possible budget variations. <br>
<br>
-	Prepare budget annually as directed by Owner. <br>
<br>
-	Solicit and oversee bids for contract services, and submit bids to Owner for review prior to execution of contract. <br>
<br>
-	Accept other duties and responsibilities as assigned by Owner from time to time. <br>
<br>
Communication <br>
<br>
<br>
-	Demonstrate ability to communicate clearly and concisely, both orally and written <br>
-	Experience in producing and presenting formal reports to management <br>
-	The ability to effectively manage conflict and resolve disputes<br>
<br>
Minimum Qualifications: <br>
<br>
-	5 years of experience <br>
-	Excellent communication and phone skills. <br>
-	Strong organization and time management skills. <br>
-	Positive attitude <br>
-	Excellent soft skills<br>
-	Ability to handle multiple tasks in a fast paced environment<br>
-	Handle pre-employment background screening for all positions <br>
-	Proof of residency or eligibility to work in United States at time of hire. <br>
