<description><![CDATA[Job Summary:	<br>
Responsibilities include preparation of vacant apartments for move-in and assisting with the overflow of Service Requests and general maintenance requests for an apartment community.  Perform various tasks necessary to maintain and enhance the value of the community.  Handles service requests for repairs and improvements of vacant apartments to a market-ready status expediently.  Support community and encourage team performance.  <br>
<br>
Job Responsibilities:<br>
Maintenance<br>
	Meticulously maintains curb appeal, keeping grounds & common areas free of trash/debris.<br>
	Prepare available apartments for move-in; Make all repairs/replacements necessary for apartment to be occupied.<br>
	Review the make-ready board or take direction from the Property Manager to determine action to be taken on apartments.<br>
	Clean out all trash from apartments before, during and after make-ready activity.<br>
	Use Service Request and schedules to establish priorities. Requests from the Property Manager and/or Maintenance Supervisor or emergencies should be top priority.<br>
	Perform various community maintenance functions and records and files findings accordingly.<br>
	Assist in implementation of preventative maintenance programs.<br>
	Comply with environmental/Operations & Maintenance procedures.<br>
	Perform on-call emergency service as required.<br>
	Troubleshoot/repair mechanical, carpentry and electrical problems.<br>
	Snow removal (if applicable)<br>
	Pool, Hot Tub and Sauna maintenance.<br>
	Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor or Property Manager.<br>
	Participate in an ongoing community maintenance and improvement plan.<br>
	Identify and correct hazardous property conditions.<br>
	Apply product knowledge to clients needs.<br>
	Assist Maintenance Supervisor and/or perform assigned maintenance tasks in a timely manner.<br>
	Assist in other areas of property including painting, grounds keeping duties, trash pick-up, housekeeping, office support, etc. depending on property needs.<br>
<br>
Financial	<br>
	Assist in monitoring and/or controlling maintenance inventory and/or supplies and the related expenses.<br>
<br>
Administrative<br>
	Maintain open communication with property management.<br>
	Assist management team with other various tasks as required.<br>
<br>
Resident Retention<br>
	Respond quickly and courteously to resident requests for maintenance service, troubleshooting the source difficulty and taking appropriate action to repair and/or restoring service within the quality and time standards established for the community.<br>
	Contribute to resident retention programs.<br>
	<br>
Safety<br>
	All work performed according to company and community practices as well as federal, state, and local laws.<br>
	Learn and ensure compliance with all company, local, state, and federal safety rules.<br>
	Ensure that unsafe conditions are corrected in a timely manner.<br>
	Utilize appropriate Personal Protective Equipment as necessary.<br>
<br>
Essential Job Functions:<br>
	Experience with HUD compliance is preferred.<br>
	Neat, clean, professional at all times throughout the workday and/or whenever present at the community.<br>
	Fair Housing certification  willingness to obtain prior to interacting with prospects or residents.<br>
	Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, etc.).<br>
	HVAC certification within six (6) months of hire.<br>
	Possess 1-year general maintenance experience and at least 6 months apartment maintenance experience or combination.<br>
	Successfully pass a drug test.<br>
	Demonstrate an ability to perform tasks described above without seeking outside contractor assistance, as well as general knowledge of all maintenance repair and service.<br>
	Provide own personal basic hand tools.<br>
	Possess and continually improve technical skills in all areas of property maintenance.<br>
	Demonstrate strong communication skills for communicating with residents, co-workers and senior management.<br>
	Wear the prescribed uniform at all times during working hours.  Wear personal protective equipment, as required by policy, wrap around safety goggles and cut/slash-proof gloves.<br>
	Be able to climb ladders to a height in excess of 20 feet, and lift and carry weight up to 50 lbs. without assistance.<br>
	Demonstrate ability to contribute to and foster a team approach to serving residents and maintaining a successful community. <br>
