Job Responsibilities:
Maintenance
Complete regular community inspections.
Monitor the maintenance and up keep of all mechanical equipment at the community.
Monitor and control maintenance inventory and supplies.
Observe contractors and vendors workmanship to ensure satisfactory performance and project completion.
Assist property manager on special maintenance projects as needed.
Implement preventative maintenance programs.
Perform various community maintenance functions and records and files findings accordingly.
Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Property Manager.
Ensure quality control in make ready apartments for move in.
Comply with environmental/Operating & Emergency procedures.
Must be available to be contacted 24/7 for emergency on calls and respond accordingly.
Troubleshoot and repair mechanical, carpentry, and electrical problems.
Snow removal (If applicable).
Pool, Hot Tub and Sauna Maintenance and Emergency Contingency Plans.
Assist in other areas of property including painting, grounds keeping duties, trash pick-up, housekeeping, office support, etc. depending on property needs.
Leasing
Meticulously maintains curb appeal.
Financial
Secures the most cost effective prices for materials, while staying within the budget guidelines set for the community.
Personnel
Supervise all maintenance and ground staff.
Assists regional and property managers in hiring, interviews, training, and performance reviews of maintenance staff.
Ensures maintenance staff is performing company standards and that service requests are handled in a prompt, professional end efficient manner.
Administrative
Apply product knowledge to clients needs.
Maintain open communications with property manager at all times.
Resident Relations
Represent the community in a professional manner at all times-on/off property.
Respond quickly and courteously to resident requests for maintenance service, troubleshooting the source difficulty and taking appropriate action to repair and/or restoring service within the quality and time standards established for the community.
Contribute to resident retention programs.
Safety
Confirm all work performed according to company and community practices as well all local, state, and federal law.
Maintain MSDS Reporting.
Ensures appropriate use of Personal Protective Equipment and Lock Out/Tag Out procedures.
Immediately correct or report all unsafe conditions.
Essential Job Functions:
Experience with HUD compliance is preferred
Demonstrate an ability to perform tasks described above without seeking outside contractor assistance, as well as general knowledge of all maintenance repair and service.
Provide own personal basic hand tools.
Possess and continually improve technical skills in all areas of property maintenance.
A minimum of two years related maintenance experience.
A minimum of two years supervisory experience.
Neat, clean, and professional at all times throughout the workday and/or whenever present at the community.
Must possess a positive attitude and the ability to smile under all circumstances...
Fair Housing certified.
Must be HVAC certified.
Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, etc.).
Valid drivers license.
Must successfully pass drug test.
Demonstrate strong communication skills while communicating with residents, co-workers, and senior management.
Operate telephone, personal computer/keyboard, Microsoft Office including Word and Outlook.
Wear the prescribed uniform at all times during working hours, wear personal protective equipment as needed.
Be able to climb ladders to a height in excess of 20 feet and lift and carry up to 50 lbs.
Demonstrated ability to contribute to and foster a team approach to serving residents and maintaining a successful community.
Comply with expectations as demonstrated in the Employee Handbook.
Maintenance
Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
Remove trash from office areas and apartment community perimeter on a daily basis.
Assist in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner.
Assist in the cleaning of available apartments and or models.
Assist maintenance team with snow removal (If applicable).
Assist in the repair of mechanical, carpentry and electrical problems.
Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor.
Leasing
Meticulously maintains curb appeal.
Assist management team with other various tasks required.
Administrative
Uphold all company policies, goals and values.
Resident Relations
Represent the community in a professional manner at all times-on/off property.
Deliver communication documentation to residents.
Contribute to resident retention programs.
Safety
Ensures that unsafe conditions are corrected in a timely manner.
Learns and ensures compliance with all company, local, state and federal safety rules.
Immediately report all unsafe conditions.
