Job Responsibilities:<br>
Maintenance<br>
	Complete regular community inspections.<br>
	Monitor the maintenance and up keep of all mechanical equipment at the community.<br>
	Monitor and control maintenance inventory and supplies.<br>
	Observe contractors and vendors workmanship to ensure satisfactory performance and project completion.<br>
	Assist property manager on special maintenance projects as needed.<br>
	Implement preventative maintenance programs. <br>
	Perform various community maintenance functions and records and files findings accordingly.<br>
	Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Property Manager.<br>
	Ensure quality control in make ready apartments for move in.<br>
	Comply with environmental/Operating & Emergency procedures.<br>
	Must be available to be contacted 24/7 for emergency on calls and respond accordingly.<br>
	Troubleshoot and repair mechanical, carpentry, and electrical problems.<br>
	Snow removal (If applicable).<br>
	Pool, Hot Tub and Sauna Maintenance and Emergency Contingency Plans. <br>
	Assist in other areas of property including painting, grounds keeping duties, trash pick-up, housekeeping, office support, etc. depending on property needs.<br>
<br>
Leasing<br>
	Meticulously maintains curb appeal.<br>
<br>
Financial<br>
	Secures the most cost effective prices for materials, while staying within the budget guidelines set for the community.<br>
<br>
Personnel<br>
	Supervise all maintenance and ground staff.<br>
	Assists regional and property managers in hiring, interviews, training, and performance reviews of maintenance staff.<br>
	Ensures maintenance staff is performing company standards and that service requests are handled in a prompt, professional end efficient manner.<br>
<br>
Administrative	<br>
	Apply product knowledge to clients needs.<br>
	Maintain open communications with property manager at all times.<br>
<br>
Resident Relations<br>
	Represent the community in a professional manner at all times-on/off property.<br>
	Respond quickly and courteously to resident requests for maintenance service, troubleshooting the source difficulty and taking appropriate action to repair and/or restoring service within the quality and time standards established for the community.<br>
	Contribute to resident retention programs.<br>
<br>
Safety<br>
	Confirm all work performed according to company and community practices as well all local, state, and federal law.<br>
	Maintain MSDS Reporting.<br>
	Ensures appropriate use of Personal Protective Equipment and Lock Out/Tag Out procedures.<br>
	Immediately correct or report all unsafe conditions. <br>
<br>
Essential Job Functions: <br>
	Experience with HUD compliance is preferred<br>
	Demonstrate an ability to perform tasks described above without seeking outside contractor assistance, as well as general knowledge of all maintenance repair and service.<br>
	Provide own personal basic hand tools.<br>
	Possess and continually improve technical skills in all areas of property maintenance.<br>
	A minimum of two years related maintenance experience. <br>
	A minimum of two years supervisory experience.<br>
	Neat, clean, and professional at all times throughout the workday and/or whenever present at the community.<br>
	Must possess a positive attitude and the ability to smile under all circumstances...<br>
	Fair Housing certified.<br>
	Must be HVAC certified.<br>
	Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, etc.).<br>
	Valid drivers license.<br>
	Must successfully pass drug test.<br>
	Demonstrate strong communication skills while communicating with residents, co-workers, and senior management.<br>
	Operate telephone, personal computer/keyboard, Microsoft Office including Word and Outlook.<br>
	Wear the prescribed uniform at all times during working hours, wear personal protective equipment as needed.<br>
	Be able to climb ladders to a height in excess of 20 feet and lift and carry up to 50 lbs.<br>
	Demonstrated ability to contribute to and foster a team approach to serving residents and maintaining a successful community.<br>
