Turnkey hunting ranch. Comes with everything needed to hunt and maintain 95.43 acres of good tree and brush covered land, 4 miles Southwest of Aspermont Texas on 610. 1 hour Northwest of Abilene. Currently set up with 2 elevated, insulated stands with closeable windows. There is room for another stand at Southwest end of land not currently hunted. Newer load from the ground broadcast feeders at both. 2 acre plowed food plot at one location and 1/2 acre strip at other. 2000 lb protein feeder in food plot. Abundant whitetail deer, hogs, turkey, bobwhite and blue quail and varmints to hunt. There are 3 stock tanks on the place but all are currently dry due to drought in the area. We do have some water troughs that we haul water to from town for the animals. 30 x60 covered shop with electricity, water system, septic and bunkhouse travel trailer with bathroom and shower. 20 x 30 section of shop is enclosed with concrete floor, roll up door, walk in door, lights and electric heater. Water is supplied by 550 gallon tank and electric pressure pump. This can be filled with 300 gallon portable tank (included)that fits in back of pickup truck and filled in Aspermont from town water supply. It's set up with carwash type payment and costs $4 for 300 gallons. There will also be a MF 65 hp tractor with front end loader and all the implements needed to maintain the ranch and food plots to include- 8ft plow, 6ft shredder, 8 ft drag harrow, 3pt seed broadcaster, post hole digger, 8 ft box blade with rippers and a boom system for spraying weed killer or fertilizer. Also included will be a Jeep comanche SUV and an electric bike rigged for hunting. I'm sure ther's more I'm forgetting at this time. I'll get more pictures when I can get back out there. Hate to sell, but have stage 4 Kidney disease and will be going on dialysis soon and won't be able to use or take care of it anymore. It is a great place to take family and friends.
