4BR / 3Ba 3250ft2 available now
rent period: monthly
This is for one private bedroom, in a shared house built for 5+ but shared with only 2 other roommates, so plenty of space, a great deal/situation for the right person, in a large home with a community feel, a laid back environment and very easy to get along with roommates.

Below you will find all the info you might need about the home and rental details. If you think this sounds like the place for you shoot over an email, and be sure to tell us a little about yourself. :)

About the House Itself:
3,250 square feet: 4 large bedrooms, 3 full baths with separate office and game room/theater room. Lots of places to 'be' in this house. Wood and ceramic tile downstairs with carpet in the bedrooms. Open living and dining space, gas fireplace, hall closets, tons of kitchen counter and cabinet space, walk-in pantry, gas stove, family-sized fridge and separate utility/laundry room w/ front-feed washer & dryer. Media Room has a wall-sized theater screen w/ Dolby surround, pool table, chess tables, dartboard, etc. Backyard has a small hot tub and solar mood lights that come on after dusk. We have keyless door entry and security cameras on the exterior of home for monitoring the property. You'll be parking street-side near the house. We recycle and there is trash pick-up once a week. You won’t have to worry about mowing the lawn or scrubbing down your bathroom – we have a service to do both for all of us semi-weekly so we don't have to worry about splitting responsibilities. There's a vacant room that used to be my daughters prior to her moving out on onward that is staying her room but vacant, and the office is being used as an office, so again this will be a 5+ person home housing only 3 persons, sometimes 2. Should be more than comfortable.

About the Home:
I, your host and grand pooh-bah of this place, am Jon. I’m a late 30’s cloud software developer almost a decade into that field, working always from home if not working in travel. I have a pretty chill and laid-back communication and interaction style, am very organized, and know how to run a house. I’ve been renting rooms for two decades now and have it down to a pretty decent “everybody’s chill and optimally happy” science, all geared toward maintaining a community-based environment with respect for all members’ privacy and well-being. It is a big house, so that extra space helps, but I’m also generally successful in creating/maintaining said environment by making sure everyone with a seat here is capable of being a genial member in such a community. On that note, you'll of course have the opportunity to meet both myself and your other housemate prior to any final decisions. On that note, 2nd Roomie is Austin, a younger retired Marine, very chill, mostly stays in his room and games when he's not at school or working.

Entertaining and having friends over beyond an occasional single guest or two for dinner or pool is typically rare, but happens a couple times a year if that for holidays etc..

The Ideal Candidate:
Obviously, with the above, you have to be capable of living harmoniously with two other human beings, completely okay with and willing to follow community rules for the benefit everyone, generally respectful and good mannered toward other people, etc. We're big on respect, communication, and awareness. Someone who enjoys their life, is easy to communicate with and takes responsibility for themselves and their environment will fit in well here in that regard.

Cleanliness is a maker-or-breaker here, (at least in the common areas) for obvious reasons. Any roommate should be able to unexpectedly meet the person of their dreams and bring them home to an impressive, clean place, at any time; not to a place where someone’s two-hour old dinner remanence and dishes are hanging out in the dark, just for example. If you're able to clean up after yourself on the spot and not be "the one" the other two have to stress over doing so, you'll be fine.

Since I do travel, the ideal candidate will need to be trustworthy and able to maintain a house/home while I’m not here – able to secure/lock-up the house, fix a clogged sink or a fritzy toilet if I'm not here when that kind of luck strikes, change a smoke alarm, etc. – being capable of taking care of house things when I’m not here is going to be a big plus for a person who, in exchange, would like to live in a large place with a lot of space and entertainment extras often to themselves for less than half the cost of a tiny apartment where you'd just call the front desk for whatever but have much less "comfort" at hand.

Location: Great neighborhood with nice neighbors. Friendly police officer lives next door and often sports his cruiser overnight, making this a very low spot for concern. The neighborhood itself is a 2 - 5 minute drive to necessities like coffee, donuts, restaurants, Target, Walmart, gas stations, grocery stores, liquor stores, gym's, and Marine Creek Lake for jogging or fishing. 5 minutes from Hwy 820, 20 minutes from Downtown Ft Worth and about 40 minutes from Dallas sans traffic.

Your room:
…You may be happy to hear is decently sized (12 X 12) and equipped with its own digital thermostat so your private relaxation can be done comfortably in a spacious personal environment at the temperature of your desire. (Can be fully furnished as an available option with a full bed, dresser, couch & TV - ask for details if wanted.) There’s a bathroom upstairs and one downstairs between you and one other person (I have my own in the master)… I’ve had roommates previously decide to each claim a private bathroom of their own, and I’ve had others decide they'd rather share both. That will be your call.

Animals: Sadly this is no longer a doggo house as of a few months ago. Though there is a cat who does his job, meaning you will not find any insects or critters anywhere in site. He goes outside to do his business, so no litterbox or foul smells. We are not likely to let another animal in the house just to avoid complications.

Extras and Need-to-knows:
All utilities & bills are split three ways in addition to rent: electricity, cable/internet, gas, water & cleaning. I will pay for lawn mowing myself on a semi-weekly schedule so we don’t have to worry about splitting that or it getting done. It's on auto-pilot. A heads-up on the cleaning: all rooms do need to be hit by the cleaning crew every time, so either A) if you can have it ready for them on their scheduled cleaning day that's fine, or if not B) keeping your space ready for them at all times so you don't have to worry about it is the only other alternative really, because when they get here they need to be able to clean everywhere whether everyone remembered it's cleaning day or not.

We may rotate on one or two small community things like paper towels, but for the most part people buy and use their own things.

-$795 per Mo. Plus Utilities/Cleaning and $700 Deposit
-12 Mo. Min, flexible after
-Interview and a passing SSN background and red flag check are required – non-negotiable.
-Background check is paid for up front by applicant if chosen after interview period; If it passes, cost of bg check goes toward 1st month’s rent; If it's flagged, cost of bg check is forfeited.
