Build Your Own Home Software (Texas)

Hello, My name is Doug Leavitt and I Have been building new homes since the early 80’s, involved in over 1600 New homes,( over 400 throughout Dallas Fort Worth. I also have experience in building duplex’s, triplex’s and fourplex’s in DFW.
I am not trying to brag but I’m simply telling you this so you will know that I am a very experienced PROFESSIONAL BUILDER. Now, I want to tech you how to build your own new home and save you all the money that an experienced builder would charge you for his services.
I have stumbled into this niche, or should I say this niche found me, by a number of people wanting to hire me to be their “Builder of Record” and oversee the work they’ve done on their own. More and more kept coming to me for this service. At first, I was a little selfish and wanted to keep all the money to myself and build as the general contractor but I really enjoyed helping people to achieve their dreams, seeing their excitement in their self-accomplishments on their own.
So, I took off from building for about 3 years to build software designed to help you build your own home, saving you tons of money and teaching you the basics of building.
First, I developed an estimator bidding system that tally’s and totals automatically. It also has a “notes to self” section so you can make notes about what you bid or what’s included in the bid price. This building estimator also has a price per foot input with the square footage automatically filling the bid amount as you go. In my experience I have found that a checklist is also needed to let yourself that that task has been done. So it also works as a checklist to check off the line items that is completed. You could actually just follow the steps on the estimator to build completely as it is done in chronological building order. Once you fill in the first section of the estimator it automatically fills in some of the information on subsequent forms on the software, saving time and making it easier to fill in the rest of the forms. There are notes on each line item that instruct you on where and how to get the cost of leach line item
Note: Before you start construction, get a credit card with cash back or airmiles. That way you will maximize your savings or get other benefits that you can capitalize on!
THE OWNER, BUILDERS SOFTWARE INCLDES:
1) The estimator bidding system. (WITH “How To” notes on each line item to be able to get a cost effective bid)
2) Notes to yourself on how to gather the costs of each task
3) As you fill in the estimator information it automatically fills in the Single page estimate for the banks or whom ever you want to share the bid without but letting them see the notes to yourself or the price you pay per Square Foot. That information will be private for you only.
4) Building Flow Chart or Schedule from start to finish You won’t miss a single step of the building process
5) Cost Variance- the estimator, as it is filled in, will also fill in the estimated cost on the variance section, so when you input the actual cost, it will tally automatically for the over or under amount of the bid.
6) Allowance Page- this fills in automatically too from the estimate page. The allowance page, as your bid certain line items you will not know exactly how much you will spend on items like appliances, lighting, brick, tile flooring etc. so you will plug in an amount that you will allow yourself to spend on that line item, giving you a budget for that item
7) Selection’s list is a form to fill out as you decide of paint colors, model #s type of hardware etc. Very helpful so you keep tract of what you pick out
8) Subcontractors Contact information- A list of the contractors you want to use with all their contact info for your convenience.
9) Suppliers/ vendors contact information- A list of vendors you choose to keep information on as you pick out your
Supplies
10) “Things to do list” for you to plan for the next day or even the next week etc.
11) Glossary of Building Terms- a complete dictionary of building terms for you to learn the words and terms the contractors might use, so you know what they are talking about and you can speak their language.
12) Overhead expense chart for keeping up with your expenses
13) Utilities set up information - to keep tract who is setting up your utilities, when you called for the order, and their schedule of installation, and when the job is completed
14) Punch List A form you fill out of the things that need attention from the contractors, with the items that need attention, the contractor for that task, when you called and when it was completed.
