As a real estate professional and REALTORĀ® I work with buyers and sellers all the time. I see otherwise qualified individuals and families settling for apartments and stale rent homes-paying rents to the landlord, effectively making the landlord money and positive equity. I understand the hesitation of not wanting to buy, it's a large commitment, and it requires work on your part to get your finances in order, adhere to a specific budget, and save money for down payment. As with all homeowners, this is challenging initially but so worth it in the short-term and most definitely in the long term. I'm not going to lecture on the benefits of home ownership, I'm sure you are aware already, what I would like to do is outline my programs to get you into YOUR home and hopefully one of these programs will resonate with your family.

  • Program 1: Lease with an option (not obligation) to purchase:
    This program allows for you to qualify as an approved resident through a company that purchases nice homes in good areas that feed to good to excellent schools. These homes are FOR SALE on the open market, NOT your typical rent house. You'll need two months estimated monthly rent for your deposit and five weeks from the time you select your home to move-in day. Upon approval, we'll go house shopping and you'll select the home you want to rent/own. Here are some of the requirements to qualify:

  • Credit score 550 or better
  • Household gross yearly income $50,000+
  • Good rental history and income to support and comfortably make lease payments ($1500-4000)
  • Clean background
  • Must sign a minimum of a one year lease (3 years max). For each year of tenancy, you'll have the right to purchase the home at a predetermined price, or you can simply decide to rent and not buy.

  • Program 2: Build your NEW HOME! Or BUY NEW COMPLETE!:
    That's right! With at least a 530+ credit score and the income to justify the purchase amount, you could build your own home, brand new, and stop the rental insanity.
    Timeframe to build is 5-9 months and 30-45 days to purchase complete and ready. Additionally, new home builders may help pay your closing costs and may even upgrade your appliances. I work with several local builders that will start your new home with a conditional pre-qualification and $1000 to 1% earnest money. I have relationships with the lenders and builders to achieve this option for you. Price points on new construction start at $225000+

  • Program 3: Buy YOUR pre-owned home: CALL TODAY to get pre-qualified and view available homes you qualify for. Receive REAL-TIME, AVAILABLE PROPERTIES>
    There are bond programs out there to assist with down-payment (DPA requires 620+ mid FICO). If you are a veteran, VA loans are 100% financing! Otherwise loan programs start at just 3% down. BTW, your down payment? That money goes to your purchase price, not the landlord!

  • Program 4: Owner Finance
    Some sellers will 'carry the note' for interested buyers on the existing loan note on the property. These transactions require 10-20% down and your interest rate will be negotiated between 6-9% (depending on credit history and rental payment history) but the seller is the bank. Because of this, these files normally close within 2-3 weeks because no appraisal or lender underwriting is required in order to close the transaction. The property price points are 200-500k and the selection of available inventory is limited. However there are normally several nice properties throughout the metroplex that are available for this type of financing including new construction properties.
